You, the proposer, have not been convicted of or charged (but not yet tried) with any offence other than driving offences, been declared bankrupt, or been the subject of bankruptcy proceedings and you have never had insurance declined, refused, cover terminated or any special conditions or terms imposed by any insurer.
There are no existing long-term agreements in place with another insurer.
The property is owned by you in your capacity as property investor and let for rental income, it is in, and will be, maintained in a good state of repair and situated amongst properties in a good state of repair.
The property to be insured is constructed entirely of brick, stone or concrete walls and roofed with slates, tiles, asphalt, concrete, metal, bitumen or felt on timber.
The property will not be used as bed sitting rooms and is soley used as residential dwellings it is not used for business premises other than in a clerical capacity. No cooking takes place in the bedrooms of the property.
The property has not suffered any previous subsidence or flood damage at or in the vicinity of the building and there has been no previous arson damage of the property.
The property to be insured has no sign of and has never been damaged by subsidence, heave, landslip, or flood, been underpinned or had any remedial or preventative action of any type in respect of these events.
The property to be insured has not suffered any loss, damage, injury or liability in the past 5 years (whether insured or not) from any of the events to be insured by this policy.
The property to be insured is not in an area that is exposed to damage by storm or flood or within the vicinity of any natural or man made water course.
The property to be insured will not be left unoccupied for a period in excess of 60 consecutive days.
The property to be insured will not in the future be let to tennants who are refugees or seeking asylum in the United Kingdom or are classified as DSS referrals.
The property will not be having any structural work carried out other than standard renovation e.g. internal painting and decorating, tiling, replacement of bathroom and/or kitchen fixtures and fittings including sinks, basins, W.C., bath and shower, carpeting or other floor coverings, internal joinery, plastering, central heating installation and external window replacement.
The buildings sum insured selected represents the full rebuild costs as defined in the policy wording.
Capita registered gas safety checks take place in the property in line with statutory requirements.
All tenancies are arranged by the landlord or their letting or managing agent.
All tenancies are arranged under an independent Assured Short hold or Short Assured Tenancy Agreement and are directly between the Tenant and the Landlord.
